Land and forest valuation. What is important to know?

When may a land or forest valuation be required?

  • when buying or selling property;
  • in inheritance and property division cases;
  • when property is pledged as collateral;
  • when property is being gifted;
  • in other cases where an independent valuation is required.

Documents generally required for valuation include:

  • an up-to-date extract from the Real Estate Register;
  • valid identification documents;
  • the land plot measurement plan;
  • any additional documents requested by the valuer.

If all required documents are available, a land or forest valuation generally takes around three days.

When agricultural land is sold, statutory pre-emption rules may apply. Co-owners have priority, followed by eligible users of the land and, subsequently, qualifying owners of adjoining land plots. The National Land Service (NŽT) informs persons entitled to exercise the right of first refusal.

Land value is influenced by factors such as soil fertility and natural conditions. Forest value also depends on the forest category, characteristics and applicable management restrictions.
