Who is 1Partner?

1Partner LT is a real estate agency and part of the international 1Partner brand. The 1Partner LT name is relatively new in Lithuania, but our experience in the property market goes back decades.

Our history here began in 1993, when “Centro kubas – nekilnojamasis turtas”, one of the longest-standing companies in the Lithuanian property market, started operating. In 2019 it joined forces with the Estonian market leader 1Partner and the Latvian company 1Partner LV, bringing the teams of all three Baltic countries together under a single brand: 1Partner.

Today, together with our partners in Estonia and Latvia, we provide a broad range of property services across all three Baltic countries.

Where do you operate?

We work across the three Baltic countries. In Lithuania we handle transactions nationwide. Our office is at Lvivo st. 37, Vilnius, in the Lvivo Business Centre.

What services do you provide?

We value property and businesses. We act as intermediaries in buying, selling and renting real estate. We advise clients who want to invest. We also carry out property market analyses and research.

What makes you different from other agencies?

We have the longest experience in the Lithuanian property valuation market. Brokers, certified valuers and analysts work in one team, so valuation and brokerage come from a single source – quickly, accurately and based on current market data.

We also build IT solutions that make property work more efficient.

Do you work with companies or only with private clients?

We work with private individuals and companies alike. Our services cover a broad range of property, from apartments and houses to offices, warehouses, production premises, land plots and forest – valuation, purchase and sale.

Selling property

What does a broker add if I can sell on my own?

A broker saves you time and helps you avoid mistakes. They assess the market and set a realistic asking price, check the legal status of the property, arrange advertising, find buyers, negotiate and handle the paperwork. They stay with you from the first meeting until the deal is closed.

How is the price of my property determined?

We rely on market data: we analyse comparable transactions and current supply, and assess the location, the condition of the property and other factors that affect the price. If you need an official valuation report, for a bank for example, that is carried out as a separate property valuation.

How long does selling take?

It depends on the property. An apartment usually sells within 3 months, a house or commercial premises within 6 months, and land plots take 3 to 9 months. Selling forest normally takes about 3–6 months because permits from the National Land Service are required.

What documents do I need to sell?

Usually you need documents confirming ownership, the cadastral measurement file or a land plot plan, and a valid identity document. Your broker will give you the exact list and, if needed, will help you put the paperwork in order.

Where will my property be advertised?

The listing is published on 1partner.lt first. It reaches other portals – Aruodas.lt, Realu.lt, Skelbiu.lt, Alio.lt, Kampas.lt, RealuPro.lt, Centrokubas.lt and the MLS broker system – later. Some exclusive properties are advertised only on our website, so buyers find the newest offers here first.

How much does the brokerage service cost?

The commission is agreed individually. The price of the brokerage service depends on the property, its price and any additional terms agreed with the client. The commission is payable only once the transaction is completed.

How do I start if I want to sell?

Buying and searching the website

How do I find a suitable property on the website?

Listings are divided into three sections: residential, commercial and land. In each of them you choose whether you want to buy or rent, and narrow the search by location (municipality, city, district, street), price, area, number of rooms, floor, property type, purpose and level of finishing. For houses you can also set the plot size. The price can be given as a total or per square metre for premises, or per are for land plots.

Can I search by typing a keyword?

No, there is no free text search on the website. You can look for suitable properties using the filters, or contact one of our brokers – they will select the offers that match your needs.

What do the listing statuses mean?

“Active” means the property is available. “Reserved” means a transaction is already under way. “Sold” or “Rented” means the transaction is closed and the listing is kept as a record.

How do I get in touch about a specific listing?

Every listing shows the contacts of the broker responsible for that property – a phone number and an email address. You can contact the broker directly. The listing link can also be copied, or the page printed.

How often are listings updated?

Listing data comes straight from our internal system and is refreshed every time you open the page, so the website shows current information about available properties and their status.

Can I save listings I like?

For now the website has no favourites list and no user account. You can save the link to a listing you like, or contact a broker – they will let you know about properties matching your criteria.

Renting

How does renting through 1Partner work?

We start by inspecting the property and its documents, discussing tax questions and setting the rent. We prepare the presentation of the property – professional photographs, a description, floor plans and, where useful, drone footage. We look for prospective tenants, check their solvency, and draw up the lease agreement and the other documents required. Our representative coordinates the process until the tenant moves in.

Do you check the tenant?

Yes. Before the lease is signed we check the solvency of the tenant and any outstanding debts. This helps reduce the risk for the owner.

How long can a lease run?

Rental can be short or long term. A lease can be concluded for a few days, for a year or for a longer period – its duration depends on what the owner and the tenant agree.

Property valuation

When is a valuation needed?

A valuation is most often needed when taking a bank loan or when buying or selling property. It may also be required for rental, gifting, inheritance, insurance or property declaration, when establishing damage, when dividing jointly owned property, or before making an investment decision.

What do you value?

We value real estate, movable property and businesses. Real estate covers apartments, houses, land plots, construction projects, forest, engineering networks, and administrative and commercial premises. We also value vehicles, equipment, machinery, inventory, furniture and other movable property. Business valuation covers companies and parts of companies, shares, securities, brands and intellectual property.

How long does a valuation take?

Three main factors determine the timeline: the type of property being valued, the purpose of the valuation and how complex the work is.

A standard apartment valuation is normally completed within 3–5 working days, while more complex properties can take up to 2 weeks. Movable property valuation can take from 3 to 30 days, depending on the property and the scope of the work.

How does the valuation process work?

A valuation goes through several stages. First we discuss your needs and the purpose of the valuation. We then collect and analyse the property documents and sign the valuation agreement. After that we inspect the property, calculate its value and prepare the valuation report. Finally we hand the report over to you.

What documents are needed for a valuation?

A real estate valuation requires an extract from the Real Property Register database and the cadastral measurement file. If a land use procedure has been established for the plot, its plan is needed as well. Photographs of the property are taken by the valuer during the inspection.

How much does a valuation cost?

The price is set individually, taking into account the type of property, its complexity and its location. Work begins only once both sides have clearly agreed the price in advance.

Is the consultation charged?

No, consultations are free. If you have any questions, contact our specialists.

Is an online calculator not enough?

Not if you need an official valuation. An online calculator cannot account for the condition of the property, its finishing, its surroundings or other factors that matter for the value. Banks and other financial institutions require a report prepared by a qualified valuer. We prepare valuation reports in accordance with the Law on Mandatory Property and Business Valuation and with international and European valuation standards.

What determines the value of real estate?

The value of real estate is driven by a few main factors: location and surroundings, the condition of the property, and the wider economic situation. A valuation takes into account infrastructure, transport links, landscape, finishing and the quality of materials, as well as market, financing and territorial development conditions.

The 1PI price index

What is the 1Partner index?

The 1Partner index is a housing price index showing how apartment prices change across different areas of Vilnius, Kaunas and Klaipeda. It is compiled by tracking the level of housing prices and how it moves in individual city zones, so it shows not only the overall trend in a city but also the changes in its particular parts. The index is updated monthly and helps track the housing market more objectively.

How do I read the index value?

What matters most is not the index value itself but how it changes over the period you select. A rise means the level of housing prices went up, a fall means prices went down. On the home page table each city has an arrow showing how the index changed over the past month. The data history of the 1Partner index is calculated from January 2000.

How often is the index updated?

The 1Partner index is updated once a month. It shows housing price changes for Vilnius, Kaunas, Klaipeda and Lithuania as a whole.

Can I see housing price changes in individual city districts?

Yes. Click “Show all” to choose the city, the period and a specific area. Districts are grouped into zones in the index.

Vilnius has six zones: the central area (Old Town, Naujamiestis, Uzupis, Zverynas), the residential districts within the centre (Antakalnis, Zirmunai, Baltupiai), the southern area (Naujininkai, Vilkpede, Rasos), the dormitory districts (Lazdynai, Karoliniskes, Virsuliskes, Seskine, Justiniskes, Fabijoniskes, Pasilaiciai), Pilaite, and the northern area (Jeruzale, Bajorai, northern Pasilaiciai). Kaunas is divided into three zones and Klaipeda into four.

How do I submit an enquiry?

If you want to reach a particular valuer or broker, it is quickest to contact them directly, using the phone number or email address listed in contacts.

How do I find a particular member of staff?

On the contacts page the team is divided into three areas: administration, brokers and property valuation. Each person is listed with their role, phone number, email address and the languages they speak. A broker profile also shows their listings.

Does the website work in English?

Yes. You can switch the language in the top bar of the page. News and advice can also be followed via RSS – the link is at the bottom of the page.

Are you hiring?

Yes. We are currently looking for a property valuer and a real estate agent or assistant. All current openings are listed on the careers page.

What do you expect from a candidate?

The requirements depend on the position. For a property valuer, relevant education or studies, professional qualification, and a wish to develop and achieve results matter most. For an agent or assistant, high ethical standards, good communication skills, initiative and determination are especially important. Experience in real estate is an advantage.
