Positive trends continued in the apartment markets of major cities in September

In September 2026, 1,175 apartment (residential premises) purchase and sale transactions were concluded in Vilnius City Municipality, i.e. 5.29% more than a month earlier and 14.75% more than in September a year ago. In Kaunas City Municipality, 445 transactions were concluded, i.e. 10.97% more than a month earlier and 4.71% more than in September a year ago. In Klaipėda City Municipality, 264 transactions were concluded, i.e. 3.13% more than a month earlier and 5.60% more than in September a year ago. According to the 1Partner LT housing price index 1PI, the overall price level of apartments on the secondary market increased in September by 1.0% (EUR 21/sq. m) in Vilnius, by 1.2% (EUR 17/sq. m) in Kaunas, and by 0.9% (EUR 12/sq. m) in Klaipėda. Over the year, prices in Vilnius increased by 9.7% (EUR 196/sq. m) to EUR 2,213/sq. m. In Kaunas, annual apartment price growth reached 9.8% (EUR 130/sq. m), bringing the price to EUR 1,457/sq. m. In Klaipėda, apartment prices on the secondary market increased by 6.9% (EUR 89/sq. m) over the year to EUR 1,381/sq. m.

In the central part of Vilnius - the Old Town, Naujamiestis, Žvėrynas and Užupis - prices of older apartments increased by 7.9% (EUR 250/sq. m) over the year to EUR 3,432/sq. m. Over the month, the price increased by 0.7% (EUR 23/sq. m).

In residential districts closer to the city centre, which mainly consist of older reinforced-concrete apartment blocks, i.e. Žirmūnai, Baltupiai and parts of Antakalnis and Šnipiškės, prices of older apartments increased by 10.9% (EUR 208/sq. m) over the year to EUR 2,121/sq. m. Over the month, the price increased by 1.2% (EUR 25/sq. m).

In the southern part of the capital, which includes Naujininkai and Vilkpėdė, apartment prices increased by 8.4% (EUR 145/sq. m) over the year to EUR 1,866/sq. m. Over the month, the price increased by 0.8% (EUR 14/sq. m).

In the Soviet-era residential district zone, covering Lazdynai, Karoliniškės, Viršuliškės, Justiniškės, Šeškinė and Fabijoniškės, apartment prices increased by 11.2% (EUR 178/sq. m) over the year to EUR 1,764/sq. m. Over the month, the price increased by 1.1% (EUR 20/sq. m).

In Pilaitė, the average price of older apartments increased by 11.0% (EUR 180/sq. m) over the year to EUR 1,826/sq. m. Over the month, the price increased by 1.2% (EUR 22/sq. m).

In the northern part of the city, covering Tarandė, Perkūnkiemis, Bajorai, Visoriai and Santariškės, apartment prices increased by 8.8% (EUR 183/sq. m) over the year to EUR 2,268/sq. m. Over the month, the price increased by 0.9% (EUR 21/sq. m).

In central Kaunas and the Old Town, the average price of older apartments increased by 8.7% (EUR 180/sq. m) over the year to EUR 2,256/sq. m. Over the month, the price increased by 1.1% (EUR 24/sq. m).

In the northern part of Kaunas, which mainly consists of older Soviet-era apartment blocks, the average price of older apartments increased by 9.7% (EUR 124/sq. m) over the year to EUR 1,402/sq. m. Over the month, the price increased by 1.2% (EUR 16/sq. m).

In the western part of the city, covering Vilijampolė and Šilainiai, the average price of older apartments increased by 10.6% (EUR 132/sq. m) over the year to EUR 1,381/sq. m. Over the month, the price increased by 1.2% (EUR 16/sq. m).

In central Klaipėda and the Old Town, the average apartment price increased by 6.2% (EUR 112/sq. m) over the year to EUR 1,923/sq. m. Over the month, the price increased by 0.7% (EUR 14/sq. m).

In the southern part of Klaipėda closer to the city centre, the average apartment price increased by 6.8% (EUR 92/sq. m) over the year to EUR 1,427/sq. m. Over the month, the price increased by 1.0% (EUR 14/sq. m).

In the southern districts with older housing located somewhat farther from the city centre, the average price increased by 7.2% (EUR 79/sq. m) over the year to EUR 1,177/sq. m. Over the month, the price increased by 0.9% (EUR 11/sq. m).

In the northern part of Klaipėda, where there is significantly more newer housing, apartment prices on the secondary market increased by 6.4% (EUR 121/sq. m) over the year to EUR 2,005/sq. m. Over the month, the price increased by 0.8% (EUR 16/sq. m).

According to Viktoras Račkovskis, Director of 1Partner LT, the housing market remains fairly active during the summer, and liquidity is much better than a year ago. This has been driven primarily by the rapidly declining EURIBOR, which significantly improves borrowing opportunities, as well as positive trends in the economy and labour market. For now, a positive scenario is unfolding: the housing market is gradually warming up and a trend of rising prices is taking shape.

About the 1PI Housing Price Index

The housing price index developed by the real estate company 1Partner LT together with its partner real estate organisation Realdata and launched in autumn 2020 shows changes in housing prices across different areas of Vilnius, Kaunas and Klaipėda. In analysing Vilnius, the 1PI index tracks the level and change of apartment prices in 6 different areas of the capital, from which the overall 1PI indicator is calculated based on the weight of each area (the central part of the capital has a weight of 0.19 in the index, the central part of residential districts - 0.21, the southern part - 0.08, Soviet-era residential districts - 0.38, Pilaitė - 0.05, and the northern part - 0.09). The number of apartments in the 6 monitored areas accounts for about 89% of the capital's apartment stock. In Kaunas, apartment price levels are monitored in 3 different zones, from which the overall 1PI indicator is calculated according to the weight of each area (the central part has a weight of 0.07 in the index, the western part - 0.72, and the northern part - 0.21). The number of apartments in these zones accounts for 92% of Kaunas's apartment stock. In Klaipėda, apartment price levels are monitored in 4 different zones, from which the overall 1PI indicator is calculated according to the weight of each area (the central part has a weight of 0.11 in the index, the southern part closer to the centre - 0.19, the southern part farther from the centre - 0.61, and the northern part - 0.09). The number of apartments in these zones accounts for 99% of Klaipėda's apartment stock.

Until now, housing price indices developed by Lithuanian institutions and other real estate companies and used in the country made it possible to monitor only the aggregate change in housing prices for a selected city.

1PI, which provides data from January 2000 onward, is updated every month and is available to every resident of the country.
