Positive Trends Continued in the Apartment Markets of Major Cities in August

In August 2026, 1,116 apartment (residential premises) purchase and sale transactions were concluded in Vilnius City Municipality, representing a 0.36% increase compared with the previous month and a 1.36% increase compared with August a year earlier. In Kaunas City Municipality, 401 transactions were concluded, which was 16.46% fewer than in the previous month but 1.01% more than in August a year earlier. In Klaipėda City Municipality, 256 transactions were concluded, representing a 6.91% decrease compared with the previous month and a 6.23% decrease compared with August a year earlier.

According to the “1PI” housing price index compiled by 1Partner LT, the overall price level of apartments in the secondary market increased in August by 1.0% in Vilnius (€22/sq. m), by 1.2% in Kaunas (€17/sq. m), and by 0.6% in Klaipėda (€8/sq. m).

Over the year, apartment prices in Vilnius rose by 8.9% (€179/sq. m) to €2,192/sq. m. In Kaunas, annual apartment price growth reached 8.7% (€115/sq. m), bringing the average price to €1,440/sq. m. In Klaipėda, apartment prices in the secondary market increased by 6.1% (€79/sq. m) over the year to €1,369/sq. m.

Vilnius

In the central part of the city, including the Old Town, Naujamiestis, Žvėrynas and Užupis, prices of apartments in older buildings increased by 7.4% (€234/sq. m) over the year to €3,409/sq. m. Over the month, prices increased by 0.8% (€27/sq. m).

In residential districts closer to the city centre, where older reinforced-concrete apartment buildings predominate, including Žirmūnai, Baltupiai, parts of Antakalnis and Šnipiškės, prices of apartments in older buildings increased by 9.8% (€187/sq. m) over the year to €2,097/sq. m. Over the month, prices rose by 1.1% (€22/sq. m).

In the southern part of the capital, including Naujininkai and Vilkpėdė, apartment prices increased by 7.8% (€133/sq. m) over the year to €1,852/sq. m. Over the month, prices rose by 1.0% (€19/sq. m).

In the Soviet-era residential districts, including Lazdynai, Karoliniškės, Viršuliškės, Justiniškės, Šeškinė and Fabijoniškės, apartment prices increased by 10.3% (€162/sq. m) over the year to €1,744/sq. m. Over the month, prices rose by 1.2% (€21/sq. m).

In Pilaitė, the average price of apartments in older buildings increased by 9.9% (€162/sq. m) over the year to €1,804/sq. m. Over the month, prices increased by 1.3% (€23/sq. m).

In the northern part of the city, including Tarandė, Perkūnkiemis, Bajorai, Visoriai and Santariškės, apartment prices increased by 7.9% (€165/sq. m) over the year to €2,247/sq. m. Over the month, prices rose by 0.9% (€20/sq. m).

Kaunas

In central Kaunas and the Old Town, the average price of apartments in older buildings increased by 7.7% (€159/sq. m) over the year to €2,232/sq. m. Over the month, prices increased by 0.9% (€19/sq. m).

In the northern part of Kaunas, where older Soviet-era apartment buildings predominate, the average price of apartments in older buildings increased by 8.6% (€109/sq. m) over the year to €1,385/sq. m. Over the month, prices rose by 1.2% (€17/sq. m).

In the western part of the city, including Vilijampolė and Šilainiai, the average price of apartments in older buildings increased by 9.5% (€118/sq. m) over the year to €1,365/sq. m. Over the month, prices increased by 1.2% (€16/sq. m).

Klaipėda

In central Klaipėda and the Old Town, the average apartment price increased by 5.6% (€101/sq. m) over the year to €1,910/sq. m. Over the month, prices increased by 0.5% (€9/sq. m).

In the southern part of Klaipėda, closer to the city centre, the average apartment price increased by 6.0% (€79/sq. m) over the year to €1,413/sq. m. Over the month, prices increased by 0.7% (€10/sq. m).

In the southern districts with older housing located somewhat further from the city centre, the average price increased by 6.5% (€71/sq. m) over the year to €1,166/sq. m. Over the month, prices rose by 0.7% (€8/sq. m).

In the northern part of Klaipėda, where there is a significantly larger share of newer housing, apartment prices in the secondary market increased by 5.7% (€108/sq. m) over the year to €1,989/sq. m. Over the month, prices increased by 0.6% (€11/sq. m).

According to Viktoras Račkovskis, Director of 1Partner LT, annual apartment price growth of nearly 9% in Vilnius and Kaunas is already raising questions as to whether buyers’ incomes are keeping pace with prices.

“Until now, the market has been supported by rising wages and more favourable borrowing conditions. However, transaction growth stalled in August: in Kaunas, the number of transactions was 16.5% lower than a month earlier, while in Klaipėda it was lower than a year ago. This is not yet a market slowdown, but it is a sign that some buyers are reaching the limits of their purchasing power. In the autumn, the key factor will be not so much supply, but whether income growth remains strong enough to sustain the current pace of price increases,” says Račkovskis.

About the “1PI” Housing Price Index

The “1PI” housing price index, developed by real estate company 1Partner LT together with its partner real estate data company Realdata and launched in autumn 2020, shows changes in housing prices across different areas of Vilnius, Kaunas and Klaipėda.

In Vilnius, the “1PI” index tracks apartment price levels and changes across six different areas of the capital, with the overall “1PI” indicator calculated according to the weight of each area. The central part of the capital has a weight of 0.19 in the index, the central residential districts 0.21, the southern part 0.08, Soviet-era residential districts 0.38, the Pilaitė district 0.05, and the northern part 0.09. Apartments in these six monitored areas account for approximately 89% of the capital’s apartment stock.

In Kaunas, apartment price levels are monitored in three different areas, with the overall “1PI” indicator calculated based on the weight of each area. The central part has a weight of 0.07 in the index, the western part 0.72, and the northern part 0.21. Apartments in these areas account for 92% of Kaunas’s apartment stock.

In Klaipėda, apartment price levels are monitored in four different areas, with the overall “1PI” indicator calculated based on the weight of each area. The central part has a weight of 0.11 in the index, the southern part closer to the centre 0.19, the southern part further from the centre 0.61, and the northern part 0.09. Apartments in these areas account for 99% of Klaipėda’s apartment stock.

Until now, housing price indices developed by Lithuanian institutions and other real estate companies operating in the country have only allowed users to track aggregated housing price changes for a selected city.

The “1PI”, which provides data from January 2000 onward, is updated monthly and is available to every resident of Lithuania.
