In July, positive trends continued in the apartment markets of major cities.

In July 2026, 1,380 apartment purchase and sale transactions were concluded in Vilnius County, i.e. 15.7% more than a month earlier and 16.9% more than in July a year ago. In Kaunas County, 778 transactions were concluded, i.e. 38.9% more than a month earlier and 38.9% more than in July a year ago. In Klaipėda County, 517 transactions were concluded, i.e. 27.3% more than a month earlier and 25.5% more than in July a year ago.

According to the “1Partner LT” housing price index “1PI”, the overall price level of apartments on the secondary market increased by 1.1% (€25/sq. m) in Vilnius in July. In Kaunas, prices increased by 1.2% (€17/sq. m), while in Klaipėda they rose by 0.5% (€7/sq. m).

Over the year, prices in Vilnius increased by 7.9% (€159/sq. m) to €2,169/sq. m. In Kaunas, annual apartment price growth reached 7.6% (€100/sq. m), bringing the average price to €1,424/sq. m. In Klaipėda, apartment prices on the secondary market increased by 5.7% (€73/sq. m) over the year to €1,360/sq. m.

Vilnius

In the central part of the city, including the Old Town, Naujamiestis, Žvėrynas and Užupis, prices of apartments in older buildings increased by 6.6% (€209/sq. m) over the year to €3,382/sq. m. On a monthly basis, prices rose by 0.9% (€29/sq. m).

In residential districts closer to the city centre, which mainly consist of older reinforced-concrete apartment buildings, including Žirmūnai, Baltupiai and parts of Antakalnis and Šnipiškės, prices of apartments in older buildings increased by 8.8% (€167/sq. m) over the year to €2,075/sq. m. On a monthly basis, prices increased by 1.3% (€27/sq. m).

In the southern part of the capital, which includes Naujininkai and Vilkpėdė, apartment prices increased by 6.9% (€118/sq. m) over the year to €1,833/sq. m. On a monthly basis, prices rose by 1.1% (€20/sq. m).

In the Soviet-era residential district zone, covering Lazdynai, Karoliniškės, Viršuliškės, Justiniškės, Šeškinė and Fabijoniškės, apartment prices increased by 9.1% (€143/sq. m) over the year to €1,723/sq. m. On a monthly basis, prices increased by 1.3% (€22/sq. m).

In Pilaitė, the average price of apartments in older buildings increased by 8.7% (€142/sq. m) over the year to €1,781/sq. m. On a monthly basis, prices increased by 1.4% (€24/sq. m).

In the northern part of the city, covering Tarandė, Perkūnkiemis, Bajorai, Visoriai and Santariškės, apartment prices increased by 7.1% (€147/sq. m) over the year to €2,227/sq. m. On a monthly basis, prices rose by 1.1% (€25/sq. m).

Kaunas

In central Kaunas and the Old Town, the average price of apartments in older buildings increased by 6.8% (€141/sq. m) over the year to €2,213/sq. m. On a monthly basis, prices increased by 1.3% (€29/sq. m).

In the northern part of Kaunas, which mainly consists of older Soviet-era apartment buildings, the average price of apartments in older buildings increased by 7.5% (€95/sq. m) over the year to €1,369/sq. m. On a monthly basis, prices rose by 1.2% (€16/sq. m).

In the western part of the city, including Vilijampolė and Šilainiai, the average price of apartments in older buildings increased by 8.4% (€104/sq. m) over the year to €1,349/sq. m. On a monthly basis, prices increased by 1.1% (€15/sq. m).

Klaipėda

In central Klaipėda and the Old Town, the average apartment price increased by 5.2% (€94/sq. m) over the year to €1,900/sq. m. On a monthly basis, prices increased by 0.5% (€9/sq. m).

In the southern part of Klaipėda closer to the city centre, the average apartment price increased by 5.4% (€72/sq. m) over the year to €1,403/sq. m. On a monthly basis, prices rose by 0.4% (€5/sq. m).

In the southern districts of older housing located further from the city centre, the average price increased by 6.0% (€65/sq. m) over the year to €1,159/sq. m. On a monthly basis, prices increased by 0.5% (€6/sq. m).

In the northern part of Klaipėda, where there is a significantly larger share of newer housing, apartment prices on the secondary market increased by 5.2% (€98/sq. m) over the year to €1,977/sq. m. On a monthly basis, prices rose by 0.6% (€12/sq. m).

According to Viktoras Račkovskis, Director of “1Partner LT”, the most notable feature of the market in July was the level of activity, which is growing considerably faster than prices. In Kaunas County, the number of transactions jumped by almost 39% month on month, while in Klaipėda County it increased by more than 27%. At the same time, apartment prices in all three major cities rose by only 0.5–1.2% during the month.

This combination indicates that demand is strong, but there are no signs of overheating in the market: buyers are active, while sellers are not rushing to seek unrealistic prices. This is arguably the healthiest possible market growth scenario and gives reason to expect stable development in the second half of the year.

About the “1PI” Housing Price Index

The housing price index developed by real estate company “1Partner LT” together with its partner, real estate data company “Realdata”, and launched in autumn 2020, shows changes in housing prices across different areas of Vilnius, Kaunas and Klaipėda.

When analysing the city of Vilnius, the “1PI” index monitors apartment price levels and changes in six different areas of the capital. The overall “1PI” indicator is calculated according to the weighting assigned to each area: the central part of the capital accounts for 0.19 of the index, residential districts closer to the centre for 0.21, the southern part for 0.08, Soviet-era residential districts for 0.38, the Pilaitė district for 0.05 and the northern part for 0.09. Apartments located in these six monitored areas account for approximately 89% of Vilnius’ total apartment stock.

In Kaunas, apartment price levels are monitored in three different zones, with the overall “1PI” indicator calculated according to the weighting of each area: the central part accounts for 0.07 of the index, the western part for 0.72 and the northern part for 0.21. Apartments in these zones account for 92% of Kaunas’ total apartment stock.

In Klaipėda, apartment price levels are monitored in four different zones, with the overall “1PI” indicator calculated according to the weighting of each area: the central part accounts for 0.11 of the index, the southern part closer to the city centre for 0.19, the southern part further from the centre for 0.61 and the northern part for 0.09. Apartments in these zones account for 99% of Klaipėda’s total apartment stock.

Until now, housing price indices developed by Lithuanian institutions and other real estate companies operating in the country have only made it possible to monitor aggregated changes in housing prices for a selected city as a whole.

“1PI”, which provides data dating back to January 2000, is updated every month and is accessible to everyone in Lithuania.
