In March 2026, a total of 1,079 apartment purchase-sale transactions were concluded in the Vilnius region, i.e. 8.2% more than the previous month and 1.7% more than in March a year ago. In the Kaunas region, 499 transactions were concluded, i.e. 5.7% more than the previous month and 9.3% less than in March a year ago. In the Klaipėda region, 353 transactions were concluded, i.e. 18.5% more than the previous month and 6.6% less than in March a year ago.
According to the housing price index “1PI” of 1Partner LT, in the secondary market the overall level of apartment prices in March increased by 0.8% (EUR 17/sq. m) in Vilnius, by 0.7% (EUR 9/sq. m) in Kaunas, and by 0.6% (EUR 8/sq. m) in Klaipėda.
Over the year, prices in Vilnius increased by 4.5% (EUR 93/sq. m) to EUR 2,083/sq. m. In Kaunas, annual apartment price growth reached 4.8% (EUR 62/sq. m) to EUR 1,369/sq. m. In Klaipėda, apartment prices in the secondary market increased by 4.6% (EUR 58/sq. m) to EUR 1,333/sq. m.
In Vilnius, in the central part of the city – the Old Town, Naujamiestis, Žvėrynas, and Užupis – prices of older apartments increased by 4.8% (EUR 150/sq. m) over the year to EUR 3,272/sq. m. Over the month, prices increased by 0.6% (EUR 21/sq. m).
In residential districts closer to the center, such as Žirmūnai, Baltupiai, parts of Antakalnis and Šnipiškės, prices of older apartments increased by 4.9% (EUR 93/sq. m) over the year to EUR 1,983/sq. m. Over the month, prices increased by 0.8% (EUR 16/sq. m).
In the southern part of the capital, including Naujininkai and Vilkpėdė, apartment prices increased by 3.5% (EUR 60/sq. m) over the year to EUR 1,766/sq. m. Over the month, prices increased by 0.6% (EUR 11/sq. m).
In Soviet-era residential districts, including Lazdynai, Karoliniškės, Viršuliškės, Justiniškės, Šeškinė and Fabijoniškės, apartment prices increased by 4.7% (EUR 73/sq. m) over the year to EUR 1,646/sq. m. Over the month, prices increased by 1.0% (EUR 17/sq. m).
In Pilaitė, the average price of older apartments increased by 4.2% (EUR 69/sq. m) over the year to EUR 1,699/sq. m. Over the month, prices increased by 0.8% (EUR 14/sq. m).
In the northern part of Vilnius, including Tarandė, Perkūnkiemis, Bajorai, Visoriai and Santariškės, apartment prices increased by 4.7% (EUR 96/sq. m) over the year to EUR 2,147/sq. m. Over the month, prices increased by 0.8% (EUR 16/sq. m).
In central Kaunas, including the Old Town, the average price of older apartments increased by 4.7% (EUR 95/sq. m) over the year to EUR 2,136/sq. m. Over the month, prices increased by 0.5% (EUR 10/sq. m).
In the northern part of Kaunas, dominated by Soviet-era apartment buildings, the average price of older apartments increased by 4.9% (EUR 62/sq. m) over the year to EUR 1,317/sq. m. Over the month, prices increased by 0.7% (EUR 9/sq. m).
In the western part of Kaunas, including Vilijampolė and Šilainiai, the average price of older apartments increased by 4.3% (EUR 54/sq. m) over the year to EUR 1,294/sq. m. Over the month, prices increased by 0.7% (EUR 9/sq. m).
In central Klaipėda, including the Old Town, the average apartment price increased by 4.8% (EUR 85/sq. m) over the year to EUR 1,868/sq. m. Over the month, prices increased by 0.6% (EUR 11/sq. m).
In the southern part of Klaipėda closer to the city center, the average apartment price increased by 3.8% (EUR 51/sq. m) over the year to EUR 1,376/sq. m. Over the month, prices increased by 0.7% (EUR 9/sq. m).
In southern districts further from the center, the average price increased by 5.0% (EUR 54/sq. m) over the year to EUR 1,134/sq. m. Over the month, prices increased by 0.6% (EUR 7/sq. m).
In the northern part of Klaipėda, where there is more recently built housing, apartment prices in the secondary market increased by 3.6% (EUR 68/sq. m) over the year to EUR 1,938/sq. m. Over the month, prices increased by 0.6% (EUR 12/sq. m).
According to Viktoras Račkovskis, Director of 1Partner LT, the March data shows that the apartment market in major cities continues to move in a positive direction — the number of transactions increased in all three cities, while prices continued to rise steadily. Market activity is supported by rapidly growing wages and upcoming regulatory changes: from August, the down payment for first-time buyers will decrease, and some residents are already preparing to use funds from second-pillar pension funds. These factors create a favorable environment for both buyers and sellers, and therefore moderate but stable market growth is expected in the coming months.
About the housing price index “1PI”
The housing price index created by the real estate company 1Partner LT together with its partner Realdata and introduced in autumn 2020 shows changes in housing prices across different zones of Vilnius, Kaunas and Klaipėda. The index monitors price levels and changes in six different areas of Vilnius, three areas of Kaunas and four areas of Klaipėda, covering the majority of the housing stock in each city.
